 SELLING A PROPERTY IN A SLOWING MARKET

Tales of unsold properties are mounting up. Stock to sales ratios are now at levels last seen around 1997 and seem set to rise further.

And properties not sold quickly soon become ‘tired’ as purchasers see the property details over again.

What can be done to improve your chances of selling in this difficult market? Margaret Luke, manager of Latimer Hinks Property Shop in Darlington has put together these top ten tips for selling your property:

* Start by getting a number of valuations. The highest valuation may not always be the most realistic – estate agents may put on a higher valuation to tempt you to give them your business but the property may not sell at that price.

* Find out what you are paying for and how and where the property will be advertised.

* Agree a minimum selling time to help concentrate the agent’s efforts. If you are not happy with the service you can then change agents.

* Check out the different agents as a ‘mystery shopper’ and see how prospective buyers are treated, both in person and on the phone.

* First impressions are important so make sure your house is clean and tidy.

* Buyers like light, airy rooms – open windows and put on lights if the weather is dull.

* If its winter make sure the house feels inviting – put on the heating.

* Don’t bombard prospective buyers with information – let them walk round and ask questions. Make them feel comfortable.

* Ask your chosen estate agents advice on the best way to make your property attractive to buyers.

* Keep in close contact with them – make sure they are doing their job properly!

Ms Luke said: "Selling your home is very exciting because it usually means you are moving up the property ladder to a lovely new home. However, it’s a massive financial commitment and can be very stressful so getting the very best professional advice is very important."

"Find a local agent with a good knowledge of the property market and check them out beforehand. If you don’t feel comfortable dealing with them it is quite likely that prospective buyers won’t either and that might well put people off even viewing your property. As the market slows down and more properties are available for sale it will become even more important to do everything possible to make sure your house is the one that attracts buyers."
